The LIXA office complex, developed by Yareal Polska in the Warsaw business centre in nearby Wola, will ultimately create a complex of five buildings with a total area of 77,000 m2. The investment was designed by the renowned HRA Architekci studio following the principles of sustainable development and the requirements of the BREEAM green certification system. In the underground parking lot of the latest stage, on a total area of 7,500 m2, Deckshield resin floors by Flowcrete, a leading expert in this technology, were applied.
LIXA, the flagship office investment of Yareal Polska, is being developed in the new business centre of Warsaw near Rondo Daszyńskiego. This location offers excellent public transport connections thanks to a metro station, tram and bus stops and proximity to main and regional railway stations. The flagship Yareal office project, which is nearing completion, is reminiscent of a university campus, with its friendly scale, attractive green courtyards and numerous on-site services.
The office buildings in the LIXA complex have been certified in the BREEAM green building system at the Excellent level. They use modern technologies and sustainable solutions, including tilting windows, heat recovery systems, LED lighting, two internal garden courtyards and cascading green terraces next to the tenants’ offices. Low-emission concrete was used to construct the LIXA D and E buildings, and the façades were made of low-emission recycled aluminium.
The campus will also include amenities for cyclists, including parking lots, bicycle repair stations, stands, showers and changing rooms, as well as solutions supporting e-mobility – electric car charging stations.
In the underground parking lot of the recently completed, latest stage of the investment, which includes buildings D and E, where there are a total of 217 parking spaces, durable and hard-wearing Deckshield polyurethane-quartz resin floors in a light grey colour with contrasting horizontal markings were applied.
Deckshield coatings, made of polyurethane resin reinforced with quartz sand, are a well-known and proven high-quality solution for parking lots and garages. Previously, they were used, among others, in high-rise office buildings at Rondo Daszyńskiego in Warsaw with a total area of over 200,000 m2.
Flexible and watertight Deckshield floors are highly resistant to mechanical damage resulting from intensive vehicle traffic. They are chemically resistant to the fuels, other automotive operating fluids, and also chlorides contained in de-icing salts brought into the parking lot on tyres. They also have a high ability to bridge cracks occurring in the concrete substrate, thanks to which they effectively protect structural elements against external factors.

The use of Deckshield parking floors improves the safety, functionality and aesthetics of the parking lot. The addition of quartz sand gives them anti-slip properties. They are available in many colours, which allows for creating horizontal markings for clear traffic organization. Moreover, thanks to their bright, light-reflecting colours and shiny surface, these coatings illuminate and optically enlarge the parking space, are easy to keep clean and maintain an attractive appearance for years.
