International real estate advisory firm Savills has decided to renew its lease and stay on in Q22 in the centre of Warsaw, its head office in Poland. Q22 is one of the most sustainable and user-friendly office towers in Central Europe.

Savills has renewed its lease for 1,080 sq m with an expansion option to accommodate its rapid growth as it already has more than 200 employees throughout Poland. The leasing process was handled by Savills Tenant Representation team, which carried out a location study and renegotiated the lease in cooperation with the law firm Kochański & Partners.

“Savills decision to renew its lease and continue in Q22 marks an important step for both parties as it underscores the significance of our cooperation and mutual trust. This is further testimony of the attractiveness of the building, which features solutions aligned with a sustainable growth strategy and supporting an attractive and friendly work environment,” says Anna Szelc, Director at Invesco Real Estate.

Savills will remain in its office on the 30th floor of the building, which offers an impressive panorama of Warsaw. Having renewed its lease, Savills is also planning to redesign some of its space and to instruct again its building and project consultancy team, which regularly supports its clients, to carry out the process. The construction works will comply with the concept of zero waste through the reuse of many of the current interior fit-out materials.

“Our employees love our office. A recent survey has revealed that they value particularly its prime location in the centre of Warsaw and the beautiful view from the 30th floor. We have recently adapted our space to the new hybrid working model and increased the amount of natural greenery. As part of our office reconfiguration following the lease renewal we want to reorganise our client zone to create even more comfortable conditions for meetings. The whole re-fit-out process will be carried out in compliance with the highest ESG standards,” says Emilia Arciszewska, Management Board Member, Head of HR & Talent Management, Savills.

The signed lease – just like nearly all leases for space in Q22 – is a green lease that includes special provisions under which both the tenant and the landlord undertake to cooperate with each other to reduce their environmental footprint to a minimum.

Q22 is one of the most sustainable office buildings, fully powered by green energy with Guarantees of Origin. It is the first building in Poland to have received the BREEAM In-Use certificate with the most recent International Commercial V6 evaluation standard at the Outstanding level. The building also boasts a WiredScore Platinum rating and a SmartScore Occupied Gold certificate awarded for its state-the-art technologies and user-friendly solutions.
