XYZ Place is a residential development carried out by Matexi Polska on Komitetu Obrony Robotników street in Warsaw. Its first phase was designed by Kuryłowicz+Architekci and comprises a building ranging from 8 to 11 storeys in height, divided into four colour zones. The façades, carefully composed in shades of beige and grey, combine various materials and textures. To achieve adequate thermal insulation and an attractive aesthetic effect, solutions manufactured and supplied by Tremco CPG were used – Dryvit external thermal insulation composite system and decorative finishes.

The XYZ Place estate, situated in Warsaw’s Włochy district and very well connected to other parts of the city, has been designed to meet the needs of people from different generations. The first phase comprises 144 apartments ranging in size from 28 to 88 m², all with loggias or balconies, and a two-level underground car park with 171 parking spaces. On the roof of the building, there is a 75 m² terrace with greenery and outdoor furniture – available to all residents.

The design of the first phase of the development was prepared by a team from the renowned practice Kuryłowicz+Architekci, led by architect Dariusz Gryta, with architect Alaksandra Fudali as co-designer. The building, with its varying heights and interesting architectural form, has been divided into four colour zones in shades of beige and grey. A variety of materials and surface textures were used on the upper storeys to lend the structure a sense of lightness.

The investor and architects were looking for a façade solution that would provide adequate thermal insulation properties and resistance to weather-related conditions, whilst also achieving the desired aesthetic effect. In response to these requirements, experts from Tremco CPG proposed solutions from the Dryvit brand – the Drysulation Deco external thermal insulation composite system (ETICS), utilising Ameristone T, SL and Stone Mist decorative finishes, available in seven colours, including two shades created specifically for this development. These form a cohesive composition with the other materials used in the design of the XYZ Place façade, including cladding panels.

Drysulation Deco is a solution based on tried-and-tested, durable ETICS technology using expanded polystyrene, enabling visual effects in line with the latest trends. This system offers excellent thermal insulation and damp-proofing properties, is resistant to microbial corrosion, strong gusts of wind and significant temperature fluctuations, and is compatible with many types of decorative finishes. The XYZ Place development utilised a wide range of Dryvit finishes in colours matching the design requirements.

An eye-catching Ameristone T finish with a natural stone effect, in two shades of light grey, was applied to an area of approximately 2,700 m². This decorative finish is made from a mixture of naturally coloured aggregates embedded in an acrylic polymer binder and contains mica flakes, which create a subtle play of light on the façade when exposed to sunlight.

The SL finish, coloured using high-quality StratoTone pigments in four light beige shades created specifically for this development, was applied to the majority of the façade, covering a total area of over 8,800 m². This is a finishing material based on silicone resin and marble aggregate, with water-repellent properties and resistance to soiling, impact and cracking.

In addition, Stone Mist – a natural material with a stone-effect finish in dark grey – was used at the smaller elements on the building’s roof, including the chimneys. This finish is made from a blend of selected quartz aggregate and acrylic polymer, making it highly durable, mechanically robust and resistant to microbial contamination.

The light shades of the finish, with their rhythmic divisions, give our development an elegant, timeless look. As well as aesthetics, durability and strength were important to us, as were high thermal insulation performance levels that contribute to the building’s energy efficiency; that is why we decided to work with a proven, experienced manufacturer and supplier of a complete external wall insulation system, which allows for a wide range of decorative effects,” – said Marek Straszak, Technical Director, Member of the Management Board at Matexi Polska.

The companies Bukam Kamil Bugała from Warsaw and Zdun-Bud, based in Piaseczno – both Dryvit Authorised Contractors – were responsible for carrying out the ETICS façade insulation work, using decorative finishes, on the XYZ Place development.
