An office tailored to the pace of your business
In today’s fast-changing world, flexibility is key to running a successful business. The office is no longer just a place to work – it’s a strategic space that affects productivity, company culture, and growth. Seeing this need, Globalworth – a major player in office real estate in Central and Eastern Europe – launched a new business line: Ace of Space.
For the past eight years, Globalworth has been one of the top investors, owners, and managers of office buildings and mixed-use properties in prime locations across Poland’s largest cities. By creating its own brand of serviced flexible offices, the company used its experience to respond in a more complex, flexible way to shifting market conditions, the rise of hybrid work, and the changing needs of tenants and entrepreneurs.
A response to a change, an idea backed by research
Ace of Space launched in autumn 2024 and quickly drew the attention of companies looking for flexible space without sacrificing quality. The launch was based on trend research and insights from the report No place like the office?, commissioned by Globalworth and prepared by Ace of Space in partnership with Deloitte. The report showed that 78% of business leaders in Poland see a strong need for more in-office presence – mainly to improve teamwork, agility and company culture.
Office-as-a-service: a ready office, a ready solution
Ace of Space offers fully furnished, serviced offices in an office-as-a-service model. These offices are designed to meet the real needs of businesses, no matter what their size or sector. The offer is ideal for growing start-ups and large companies looking for flexible lease terms or temporary space.
“Serviced offices are flexible spaces that adjust to what tenants need at any given time. They are fully furnished and ready to use right away, with the option to customize. Companies can add new workstations as needed and adjust their contracts. Tenants get access to a range of additional services, such as professional administrative support or assistance with business meetings, which are included in the rental price. It’s a solution that’s both convenient and flexible in today’s fast-changing economy,” says Magdalena Śnieżek, head of flexible office solutions at Globalworth Poland.
With scalable spaces, simple formal processes, access to well-equipped meeting rooms, kitchens, networking and wellness zones, and many support services, tenants get more than just office space – they get a full support system to help their business run smoothly.
Designed by experts – from start to finish
What makes Ace of Space different is full control over the entire process – from choosing locations to designing and managing the space. The offices are built in the ‘shell & core’ model, which means Globalworth manages every stage of development.
“Our office spaces and “office-as-a-service” model are made to meet the needs of even the most demanding clients. We have invested in the highest quality materials to ensure work comfort – from quiet, comfortable offices, to common spaces and relaxation zones. But our offer is more than just ready-to-use offices. It’s a full package of services that support business growth,” adds Magdalena Śnieżek.
The interiors are designed by Globalworth’s in-house Workplaces team, who know the company’s buildings inside and out. This in-house approach makes it faster and easier to design spaces that match the latest trends.
“Globalworth is one of the few office real-estate owners with its own design team. The team prepares arrangements for external clients, tenants of buildings in the company’s portfolio, and now also for the company’s own line of business. Our goal was to create a strong, recognisable Ace of Space style that we can roll out in more locations,” says Jakub Wazowicz-Łaszewski, Workplaces architect.
The importance of a shared table
Ace of Space is more than just an office – it’s an idea of a place that supports work, collaboration, and community. Located in the heart of cities, inside modern mixed-use or A-class office buildings, Ace of Space often connects with local services, restaurants, and events. At the heart of this idea is the shared table – a central interior point that encourages people to meet, share ideas, and build relationships.
The brand also supports local business communities by organising B2B meetings and open events for freelancers, start-ups, and companies of all kinds. Ace of Space is not just a business space – it’s a social space, too.
Flexibility is the future
“Combining traditional leases with flexible serviced offices works well for short-term projects, fast growth, hybrid work, or testing new locations without long-term commitments. Because we own and manage the buildings, we look at flexible offices differently than outside operators. We control the whole process – from location selection and design to day-to-day service. This helps us offer quality, flexibility, and security. Our goal is to provide smart solutions that support real business needs in a stable and thoughtful way,” says Artur Apostoł, managing director, Real Estate Operations Poland at Globalworth.
This approach offers the key things businesses need today: quality, stability, and the ability to customise. The company enchanced its traditional leasing model to offer tenants greater flexibility, allowing them to mix, match, or transition between office types as their business needs evolve.
Globalworth now owns over 20 A-class office buildings and mixed-use complexes in Poland’s main business cities. These are the places where Ace of Space is growing – setting a new standard for flexible offices that support real business growth, no matter the size, sector, or way a company works.
