Real estate advisory firm Savills has been appointed as sole letting agent for office space in the Grunwaldzki Center in Wrocław.

The latest concept restaurant of Jurek Sobieniak, a well-known Warsaw restaurateur, has opened in Grzybowska Park office building. Real estate advisory firm Savills, which represents the owner of Grzybowska Park in leasing transactions, says that lease agreements were also extended by Green Caffe Nero and a tailor’s showroom Cafardini, while Casa Pablo was replaced by Tapas Gastrobar.

Real estate advisory firm Savills is strengthening its position in the private rented sector in Poland with the appointment of Jacek Kałużny, the former Head of Fund Finance and Project Financing in PFR Nieruchomości S.A..

According to Savills, the food sector is becoming the new core in retail property investment. Last year, for the first time, investments in supermarkets, hypermarkets and food discount stores accounted for a record 21% of total European retail activity, up from a five year average of 7%.

Over the year, since the Covid-19 pandemic arrived in Poland, the Warsaw office market has seen a marked decrease in occupier demand and office stock under construction amid rising vacancy rates. Although the past 12 months have been challenging for the office sector, companies are no less keen to have an office of their own, says real estate advisory firm Savills.

According to a recent report from Savills, an additional 8.6m sq m of warehouse space is required by parcel companies in Europe between 2021 and 2025 to keep up with growing ecommerce demand.

Luxurious DESEO Patisserie & Chocolaterie has opened in Innova Work Station, an office building in the Warsaw Służewiec district. The tenant was represented in the transaction by Estate Fellows, while the landlord by real estate advisory firm Savills.

Czech investment fund Investika has appointed real estate advisory firm Savills as property manager for its new acquisition Szyperska Office Center in Poznań. Savills will also once again act as an office leasing agent for the building after a short break.

Despite the pandemic, Wrocław continues to attract businesses, says the Wrocław Agglomeration Development Agency (ARAW). Last year, Oras chose the capital of Lower Silesia for its shared services centre. To accommodate its rapid growth, the company is planning to expand its office in mid-2021. Real estate advisory firm Savills has supported Oras in its entry into the Wrocław market and in office space leasing.
