The Bridge, a 174-meter-high skyscraper commissioned in June, is Ghelamco’s latest development at Plac Europejski in Warsaw. This spectacular building, designed by the Dutch architectural studio UNStudio and the Polsko-Belgijska Pracownia Architektury PROJEKT, offers the highest technological and environmental standards on the market. The surfaces of the underground car park were protected with Deckshield polyurethane-quartz coatings by Flowcrete, and the selection of flooring solutions was supported by experts from Tremco CPG.

The Bridge office building, located at the intersection of Towarowa and Grzybowska streets in Warsaw, serves as a symbolic link between the past and the future. The complex consists of a state-of-the-art, 42-storey glass tower and a restored historic building — the “Bellona” Publishing House from the 1950s. The two structures share a common lobby and together offer over 54,000 m² of modern office space. The skyscraper incorporates innovative technologies and sustainable building solutions, such as vacuum drainage systems that reduce water consumption and Signal OS, Ghelamco’s proprietary operating system for smart building management. This system enables, among other features, real-time monitoring of air humidity and quality via a dedicated app.

The parking area at The Bridge spans four underground levels and offers a total of 282 parking spaces, including dedicated spots with chargers for electric vehicles. It also features designated areas for scooters, electric bikes, and e-scooters, with over 30 charging points, 164 bicycle racks, and changing rooms with showers.

One of the investor’s key requirements was the use of durable and resilient flooring in the garage that would maintain its functionality and attractive appearance for years, even under heavy use. Among the specific challenges in this office building were intense vehicle traffic and the need to ensure watertightness despite an increased number of standard structural cracks in the floor slabs, resulting from the dynamic behaviour of the skyscraper’s structure. Additionally, due to the building’s BREEAM environmental certification, all materials used had to meet strict limits on volatile organic compound (VOC) emissions.

After analysing the specific conditions related to the building’s structural design, resin flooring experts from Tremco CPG Poland recommended tailor-made Deckshield systems, applied in an increased thickness of over 2 mm. These systems were installed across a total area of 20,000 m², including the base slab, intermediate levels, and internal ramps, covering parking spaces, traffic zones, technical rooms, and staircases.

The architects proposed a colour scheme approved by the investor, dominated by shades of grey with graphite accents and white horizontal markings. Parking spaces for electric vehicles were highlighted in green. Beyond its appealing aesthetics, the colour differentiation of the flooring contributes positively to traffic safety within the facility.

The Deckshield parking floors used at The Bridge are based on flexible polyurethane resins combined with quartz sand. These systems are particularly well-suited for multi-level underground car parks in high-rise buildings, thanks to their abrasion and impact resistance, as well as their durability under heavy vehicle traffic. The Deckshield ID system was applied on the base slab and intermediate levels, while the Deckshield ID HD system, offering enhanced slip resistance and mechanical strength, was used on the ramps.

A key feature of these flexible flooring systems is their high chemical resistance, including resistance to fuels and de-icing agents, as well as their ability to bridge standard cracks in the concrete substrate. The standard Deckshield ID and Deckshield ID HD coatings meet crack-bridging class A2, handling cracks in the range of 0.25–0.5 mm, as tested in accordance with EN 1062-7. At The Bridge, these systems were applied with an additional layer of Deckshield Elastomeric Membrane on all surfaces except the base slab, to enhance the protection of the building’s structural elements against leaks, such as water penetration carrying aggressive substances into the slab, which could lead to reinforcement corrosion.

Deckshield polyurethane floors, designed for indoor use, are distinguished by their low emission of volatile organic compounds (VOCs), which positively impacts indoor air quality. This has been confirmed by the Indoor Air Comfort® Gold certification, making these systems compliant with the requirements of sustainable construction projects.
