Nova Viva Garden is a residential development by Victoria Dom, situated on ul. Włodkowica in Warsaw’s Białołęka district. Designed by OPEN Architektura and constructed by Victoria Construction, the estate comprises low-rise buildings surrounded by carefully arranged greenery, situated in a quiet, peaceful natural setting. In the recently completed sixth stage, the 4,500 m² underground car park was fitted with high-quality Deckshield resin flooring from Flowcrete, an expert in this technology.
The Nova Viva Garden housing estate consists of four-storey, low-rise buildings. Located in a quiet and peaceful natural setting, the development is close to shopping and entertainment facilities, schools and nurseries, and boasts convenient transport links to the city centre. Stages 7 and 8 of the project are currently underway, creating carefully designed residential areas with green, communal spaces. All buildings on the estate have garages and technical rooms in the underground section.
The sixth stage of the investment, completed in 2025, offers 113 functionally designed apartments and is architecturally consistent with the buildings completed previously. Only high-quality, modern materials and construction technologies were used.
The investor was seeking a flooring solution for a garage located on level ‘-1’ comprising 128 parking spaces and storage rooms for prams and bicycles. The flooring system was designed to protect the floor slab from damage caused by external factors during everyday use, while enhancing the parking space’s aesthetics and functionality. In response to these requirements, Tremco CPG experts recommended Flowcrete’s Deckshield ID car park flooring in an attractive light grey colour with graphite horizontal markings. The system was applied to a total area of 4,500 m².
Flowcrete’s flagship solution, Deckshield ID polyurethane-quartz flooring, is used on the intermediate floors of roofed car parks. Its primary function is to protect the concrete substrate from damage caused by vehicle traffic and substances present in the car park. This multi-layer flooring system is composed of polyurethane resins and quartz sands. It is characterised by its high mechanical strength, including abrasion and impact resistance, as well as its chemical resistance to fuels, vehicle operating fluids, and road salt components carried on tyres.
This solution has a high ability to bridge cracks in concrete substrates, thus maintaining the integrity of the coating. The Deckshield ID system can cover class A2 cracks measuring between 0.25 and 0.5 mm (tested in accordance with PN-EN 1062-7), thereby preventing contaminated water from leaking through standard concrete cracks into the bottom slab and reinforcement.
Using Deckshield ID also has a positive effect on the car park’s appearance – the bright colours and glossy finish make the interior of the garage look bigger and brighter. It is a durable, resistant and easy-to-clean solution that retains its attractive appearance for years. Additionally, the rough, anti-slip surface and horizontal markings in contrasting colours enhance safety for all users.
