International law firm Bird & Bird has signed a lease with Belgian developer Immobel and will join the growing roster of tenants of Central Point, an office building located in the very heart of Warsaw, at the junction of Marszałkowska and Świętokrzyska streets. The law firm leased 2,545 sq m spread over nearly three floors of the office tower. The tenant was advised during the transaction process by real estate advisory firm Savills.

Bird & Bird is a leading law firm with a global presence. It has 30 owned offices in 21 countries and coordinates advisory services in over 180 locations. Its continuously growing Polish office needed new office space in Warsaw both to provide a solid springboard for further growth and to create a safe work environment supporting its business.

“The Polish team of Bird & Bird plays a major role within our corporate structure and we wanted our new office to be in a prime location that would facilitate the running of international projects and be easily accessible from various parts of Warsaw and the whole of Poland for both foreign visitors and local clients, but first of all for our employees. We also wanted our new office to provide a cosy atmosphere and a comfortable work experience. Innovations and new technologies, especially those meeting sustainability requirements, are very close to us, so we were not willing to compromise on these either. Central Point fulfils all our key expectations. I am very pleased that we will have an office in a location that fully meets the standards of modern business and supports the growth of its tenants,” says Sławomir Szepietowski, Managing Partner, Bird & Bird Poland.

Central Point is one of the key projects of Belgian-based developer Immobel in Poland. It sits in a prime location in the very centre of Warsaw, at the junction of Świętokrzyska and Marszałkowska streets, where the capital’s two metro lines intersect. Central Point enjoys easy access by car, public transport and by bicycle.

“For us, the presence of the prestigious law firm Bird & Bird, the second legal practice in the flagship office project of Immobel Polska, is evidence that we have developed a first-rate building that meets the needs of even the most demanding tenants. On account of its large-scale international operations, Bird & Bird required appropriate building infrastructure which Central Point offers. Choosing our project ensures the highest quality of office space and reflects concern for employee well-being and the environment,” says Richard Aboo, Managing Director, Immobel Polska.

This prestigious location which remains vibrant at all times during the day provides access to many amenities that are increasingly important to office workers. The immediate neighbourhood of the office building of Immobel Polska features numerous cafés, restaurants, cultural institutions such as cinemas and theatres, as well as services, retail stores, banks and gyms. What sets Central Point apart from other office buildings in the centre of Warsaw is its outstanding views of the city’s skyline from its windows. Its top floors offer a view of the business district Wola and the historic part of Warsaw, including the Old Town and the Saxon Garden park, as well as the nearby green areas – a unique feature in the centre of any large city.

Savills assisted Bird & Bird throughout the lease process, providing comprehensive commercial advisory on the choice of an optimal location and negotiation of lease conditions. The Building & Project Consultancy team of Savills will be responsible for project management and coordination of office fit-out works on behalf of the tenant.
