British-Polish Real Estate Forum

The tenth in the highly successful series of British Polish sector forums organised by the BPCC will take place on 25th September 2008 at the Polonia Palace Hotel in Warsaw. The sector forum series has been designed to increase participant’s sector knowledge and also to facilitate face-to-face meetings between potential future business partners. And as always, the BPCC is trying to bring the UK and Poland closer together!
REAL ESTATE FORUM
In an increasingly nervous global real estate market, Poland offers a comparative safe haven for investors. Strong, sustainable economic growth, driven by sound macroeconomic fundamentals, foreign direct investment and EU funds, means that there’s more upside than downside in Poland’s property market.
Consumer spending (up by 19.4% in the year to October 2007), corporate investment (up by 30.2% in the first three quarters of 2007) and high wage growth (up by 11% in the year to October 2007), all suggest buoyancy in the residential and commercial property markets.

How will the supply side affect property prices? After massive rises in mid-2007, building material prices have stabilised, but labour costs in the construction sector continue to run ahead of the national average.
How will the Polish property market perform in 2008 and beyond?
How do foreign investors – both institutional and individual – see the Polish market? Are they concerned about overheating – which has affected neighbouring countries’ real estate markets?
The BPCC will be holding its first British Polish Real Estate Forum to bring together property experts, practitioners and investors to take a close look at market trends and opportunities.
Two parallel sessions – one focused exclusively on the residential, the other on commercial property – will consider the key factors that contribute to the dynamics of market growth.

Henryk Romanczuk, Partner, Wierzbowski Eversheds
Henryk Romañczuk is a well known litigator and specialist in real estate law. Mr Romañczuk has extensive experience in the areas of civil and administrative litigation. From 1988 to 1992 he served as a member of the Controlling Committee of the Warsaw Bar; from 1992 to 1995 he was a Deputy Secretary; and from 1995 to 1998 he was a Vice Dean of the Warsaw Bar. He conducts lectures on civil law for Bar trainees. Mr Romañczuk represents clients in various litigation matters before the Supreme Court, Antimonopoly Court, Supreme Administrative Court and in regulatory matters before the Office of Electronic Communications.
European Legal Experts Directory in its 2007 and 2008 editions recommends Henryk Romañczuk in litigation and arbitration and in real estate.

Kazimierz Kirejczyk, President of the Board, REAS
Kazimierz Kirejczyk is the Co-founder and President of REAS, the most experienced and highly appreciated Polish company advising developers, investment funds, banks, local governments and other institutions in their activities in residential markets of Central Europe.
Kazimierz Kirejczyk played an active role in supporting the birth and growth of the Polish private residential development sector working from 1991 to 1997 in the Housing Finance Project Office created by The World bank and the Government of Poland, where he directed a team of consultants working with developers on preparation of housing projects.

Pawel Grzabka, Managing Director, CEE Property Group
Dr Pawel Grzabka has wide experience in managing companies as well as in the spheres of strategy, development and market research. At CEE Property Group he is responsible for the investment department and new business. Before working for CEE Property Group Pawe³ Grz±bka was employed with A.T. Kearney, McKinsey&Co. and Andersen Consulting. He was an adviser for many of the largest Polish and International companies.
In 2007 he defended his Doctoral Thesis at the Warsaw School of Economics and gained the title „Doctor of Economics”. Pawe³ Grz±bka has an MBA, studied at Wharton School (USA) and INSEAD (France, Singapur). He is also a graduate of Poznañ’s Economic Academy and Tilburg University in Holand.

Miroslaw Barszcz, Supervisor of the Reports and Analysis Division, CEE Property Group
Miroslaw Barszcz works for CEE Property Group, supervising the Reports and Analysis Division and development of the new venture capital group within CEE Property Group.Since 1996, before working for CEE Property Group, Miros³aw Barszcz worked for international advisory companies such as: Ernst & Young, Arthur Anderson and PricewaterhouseCoopers. In December 2005 he was appointed Under-Secretary of State for the Ministry of Finance, where he supported fiscal legislation.
In 2006 and 2007, as an independent expert, he managed the teams preparing drafts of the Family Policy Strategy and the Housing Support Strategy. In August 2007 he was appointed Minister of Construction.Later on, he provided advice to public and private sector customers. Mr Barszcz participated in the preparation of the governmental Strategy for Information Society Development.

Dr Richard Mbewe, Managing Partner, Atria Real Estate Partners
Dr Richard Mbewe has got than ten years postgraduate professional experience as an Economist, Professor of international economics and currently as Managing Partner for Atria Real Estate Partners SICAR – a Luxembourg based residential development equity provider. He is an individual member of the British-Polish Chamber of Commerce (BPCC) and the Polish Economists Association (TEP). He is also a TV & radio economic commentator in Poland.
Dr Mbewe is a speaker on various conferences on macroeconomic issues, real estate market trends and EU accession impact on local economies of the new EU-10 countries. He was voted the third best speaker at the Eastern European Business Forum in Stockholm in October 2005.

Robert Chojnacki, Chairman, redNet Property Group
At the beginning of his career path, Robert Chojnacki worked as a stock market analyst, in Brokerage Office BG¯, specializing in construction and real estate sector. At the moment, he is a founder, co-owner and chairman of redNet Property Group, which is a capital group of six companies: redNet Consulting, redNet Investment, redNet Management, redNet24, redNet Media and redNet Finance. He is also one of creators of tabelaofert.pl, the first internet portal in field of real estate market, which contains accurate offers for sellers and buyers.
Robert Chojnacki is the author of modern methods of analysis and forecasting of real property sector’s trends. In 2002, as the only one of the market analysts` he predicted the economic boom at the Polish real property market in years 2004-2007, publishing the report: “Real Estate Market in Warsaw: Is the worst us behind us?”. He also created Investors Club, the biggest Polish organization uniting investors of the real property market, a system which transformed an apartment into a product of capital market.
Robert Chojnacki is often invited as a guest lecturer for conferences and trainings, where he presents his knowledge of property market.

Jan Zyborski, Country Manager, Bovis Lend Lease
Jan Zyborski has been appointed Country Manager of BLL in Poland in November 2003, after 7 years as a Project Director for the Bovis Lend Lease organisation in Poland. He has extensive experience in construction both in Poland and abroad. Having managed several projects with a value in excess of $200 million, he is accustomed to the requirements and pressures of major schemes including offices, retail complexes, infrastructure and industrial projects.
His greatest attribute is leadership and the ability to pull together the total organisation required on projects of large magnitude, to include planning, cost estimating, design management and construction, from concept stage to handover.
He worked on a variety of projects, including: Blue City retail centre in Warsaw, Wola Park shopping centre in Warsaw, Philip Morris tobacco factory in Kraków, BPB (British Gypsum) process plant in Stawiany, Semi-conductor plants in UK, Offices and retail complex at Buckingham Palace Rd, London and many more.
He graduated with honours from the Sheffield University in United Kingdom with a degree in Civil and Structural Engineering.

Dorota Ejsmont, Associate Director King Sturge
Dorota Ejsmont joined King Sturge in December 2005 and has 10 years experience in real estate. Has extensive experience in assistance and advisory in negotiations on behalf of both developers and tenants. During her career she advised a number of Polish and foreign companies in their real estate strategies e.g. Leo Burnett, Verlag Dashofer, Lionbridge, Berlin HYP, Merck, Gerling. In King Sturge she is responsible for both developers and occupiers services. Examples of office schemes which are currently serviced by King Sturge Office Agency team include in Warsaw Orco Tower, Domaniewska Business Center, Piêkna 18, Cristal Park as well as in regional cities like in Katowice Silesia Towers, in £ód¼ University Business Park and Textorial Park, or in Gdynia £u¿ycka Office Park.

Dr Marta Wilk, Infrastructure Manager, PL2012
Graduated from Jagiellonian University in IT with MSc degree and Business School of Warsaw University of Technology with MBA degree. Started her professional career at the Polish Academy of Science, where she carried out a scientific research in the field of systems analysis in energy sector.She changed her professional activities in the early 90s, accepting job at gas sector. She took part in construction of the Polish section of the Yamal gas pipeline from its very beginning, prepared and negotiated contracts for construction and operation of the Polish section of the Yamal gas pipeline and its infrastructure as a member of negotiation Committee, prepared project schedules, monitored and evaluated actual progress, performed risk analysis, supervised execution and financial completion of projects.
Since April this year she has worked for PL.2012 Sp. z o.o., company which coordinates preparation undertakings for EURO 2012 in Poland.

Michael Clay, Partner, Davidoff Kleeberg and Maresch
Michael Clay has been in Poland for over five years now having started Davidoff Kleeberg & Maresch Real Estate Agency specialising in Residential and Commercial Sales, Lettings and Management.
Recently establishing a number of Joint Ventures between Major Polish Developers and UK Investors.
Creating a new style Estate Agency Business in Poland and Central & Eastern Europe which has already seen five branches opened and in the course of the next 12 months will see a further four branches in more of Poland’s Major cities.
Appointed to the Board of the British Polish Chamber of Commerce in June 2007 and working closely with the BPCC in establishing and improving relationships with British and Polish Businesses in both countries.
Prior to coming to Poland Michael was very deeply involved in the Marketing and Development of a number of successful British companies including the financing of various start ups where he acted as a ‘Business Angel’ |

Andrea Trapp, Senior Sales Manager, Conject AG
With a degree in economics and 10+ years of software sales and sales management background she previously worked with companies like Oracle, BEA and Hyperwave in Germany and abroad. Her roles usually involved enlarging, recruiting, managing and restructuring sales teams and developing territories in Europe or worldwide. At conject, she is responsible for growing parts of the German business with her sales team as well as expanding into the Eastern European market focusing on Poland.
