Topping-out Ceremony for construction of the Textorial Park in Lodz

On 27th June 2008 vice-president Marek Michalik along with other representatives of Łódź City Hall and guests witnessed the last roof panel being laid; marking a milestone in the construction of Textorial Park - the first A–class office due to be completed in Łódź.

Textorial Park, located on the area of the former Karol Scheibler’s textile empire on Fabryczna 17 in Księży Młyn District in Łódź, comprises of three office buildings interconnected within an attractive covered terrace. Part of the development includes the restoration and conservation of one of Łódź’s characteristic 19th centaury cotton warehouse building.

The uniqueness and character of the area will be preserved as the investor, St. Paul’s Development Polska, is dedicated to restoring the external façade which defines the character of the warehouse. The historical surroundings of Księży Młyn provide the opportunity for a unique combination of 19th century architecture (as demonstrated by the site's original warehouse building) in combination with a contemporary style of office complex.

Textorial Park will comprise of a total 11 600 m2 NIA (net internal area) constructed over two phases: phase I 4000 m2 NIA will be available by the end of 2008 and phase II 7600 m2 NIA is proposed to be available for occupation from the 1st quarter of 2009. There will be 340 m2 of retail space and parking facilities for 240 vehicles, including 150 spaces to an underground car park.

The project is being managed by Jolanta Całka, Associate Director of King Sturge Building Consultancy, who said: “The renovation of the historic building has been in progress since April 2007. The greatest challenge involved the restoration of the existing construction. Construction works are now accelerating, with practical completion planned for January 2009, tenant coordination works have commenced. Obtaining the occupancy permits is anticipated for the New Year”.

Paul Harper, Regional Director of Project Management for King Sturge said: “King Sturge are proud to be working on this tremendously challenging project. There have been some difficult obstacles to overcome in order to keep the project on track. Focus will be now on completing the project successfully in accordance with the client’s requirements”.
 

 

King Sturge Building Consultancy are supervising the construction works as Project Managers and cost consultants on behalf of the investor, St. Paul’s Developments Polska. King Sturge Office Agency together with a local agency AB Litwinska-Nieruchomosci have been retained to let the space to tenants.

St. Paul’s Development Polska, the investor and developer of Textorial Park is a subsidiary of the British property development group St. Paul’s Environmental Regeneration Ltd. with the headquarter in Leeds, UK.

Textorial Park unique features:
