Lumen fills up. Skylight commercialisation started. |

Co-agents for the commercialisation process of both buildings are Jones Lang LaSalle and Cushman & Wakefield.
Lumen – the office building in the Złote Tarasy complex in Warsaw – is
46% let while 25% are already under negotiations. Among existing
tenants are: AMGEN, Discovery Polska, DTZ, Gleiss Lutz, ING Real
Estate, ProLogis, Solidex and Vattenfall.
The co-exclusive real estate advisors Jones Lang LaSalle and Cushman
& Wakefield represented the Owner during the negotiations.
Both companies have been also appointed as co-agents for the
commercialisation process of the Skylight office tower, the second
office building in the Złote Tarasy complex.
Jan van der Togt, the senior asset manager of Złote Tarasy, responsible
for the Złote Tarasy office buildings commercialisation, commenting on
the transactions, said: “We
have never doubted that this project will be very successful. The
building provides the best quality and the best location what is highly
appreciated by our tenants. Therefore as the building fills up quickly,
we have decided to start commercialising Skylight, the second office
building within the Złote Tarasy complex. Based on a number of
enquiries we have already received, it seems that Skylight will be even
more successful than Lumen.”
“We observe significant interest from the tenants’ side.
Mainly as there is no such building – apart from Skylight - which could
provide more “central” location as Lumen and the direct access to the
retail and leisure centre. Therefore based on level of leased space and
number of LOI’s signed (Letter of Intent), the aim is to lease up the
whole building within next few months. Bearing in mind that the vacancy
rate in Warsaw is at all time low of 3.5%, I am sure that this is a
realistic plan” – says Ewelina Hryciuk, Consultant at Jones Lang LaSalle.

Alicja Sitkowska from Cushman & Wakefield Advisory Services, said: “Skylight
located in the very heart of the city benefits from excellent
communication both for tenants as well as their clients. The proximity
of other office buildings is an explicit indicator of the core business
city centre. Taking into consideration the economic growth as well as
the current and future supply of modern office space in the centre of
Warsaw, the existing stock may soon be not sufficient for tenants, for
whom the space in the core city centre is one of the vital conditions
for conducting business activities. Therefore the older buildings in
the area are being modernised and only a few new constructions are
underway as e.g. Grzybowska Park which has been already partly leased.
The core city centre has the capacity to generate strong demand for
office space (even in excess of 44,000 sq m, which occurred in the 1Q
2007). The office buildings belonging to Złote Tarasy are therefore
doomed to succeed.”
Lumen, the office component of Złote Tarasy mixed-use project in
Warsaw, offers over 23,500 sq m of “A+” class office accommodation on
eight floors with optimum day-light exposure of the workplace, in the
Central Business District of Warsaw. It is divided into two buildings,
A (on the west side) and B (on the east side) that are connected by
glazed walkways. On the second floor Lumen Offices are directly
connected with Złote Tarasy shopping and leisure centre. The first
tenants moved in Q3 2007. Skylight is a high-rise tower within the
Złote Tarasy complex from ul. E. Plater. It provides highest class
office space on 18 floors from level 5th to 22nd, almost 20,000 sq m.
