Centrum Familijne is a convenience shopping centre being the next phase
of the site development of the plot adjacent to Al. Jerozolimskie. The
first stage was the biggest improved Leroy Merlin’s gigamarket in
Poland (18,000 sq m; opened in 2003). This was an experimental project
of Leroy Merlin, which turned out to be very successful.
The concept of a convenience shopping centre is a new retail format in
Poland. After large 3rd generation shopping centres, people have
started to look also for smaller concepts located in close proximity to
their homes. Therefore, the main feature of the convenience centre
concept is its location within high density residential areas, so that
people do not need to travel far to do their shopping. In order to
further underline the focus on customers’ convenience, the centre has
been designed in a way that is environmentally friendly and at the same
time creates nice warm atmosphere. The facade will be from bricks and
the shop fronts will be covered with a combination of wood and
aluminium. And, as the investor has taken also care of the greenery in
the centre, in front of the building on the pavement, there will be
huge pots with various tree type plants situated. There is also free of
charge ample parking available at any time.
IIC Group is a subsidiary of Giron Development & Building Ltd, an
Israel-based international real estate company, engaged in leasing,
management and project development. The company is involved in various
projects in Israel and in Europe including all segments of real estate.
During the commercialisation process IIC Group is advised by Jones Lang
LaSalle, on an exclusive basis. Anna Wysocka, Head of Retail Agency
added: “Although Centrum Familijne as a convenience centre is a new
type of retail development on the Polish market, we have very strong
interest in the project both among the tenants and future customers
which can soon benefit from this combination of high quality
supermarket operator which is Alma, services, electronics and fashion.”

Centrum Familijne consists of 12,000 sq m GLA in first phase. An
additional 7,000 sq m will as phase B will be delivered in Autumn 2008.
The centre (phase A) is almost fully leased and is being anchored by
Alma Delicatessen (ca 3,000 sq m). Among other top-of-line retailers
who will be present in the centre are: Monnari, Pabia, Molton, Avans,
CCC, Exi Sport, Arnika Pharmacy, 5-10-15, Coccodrillo and many others.
In addition to extensive selection of the brands offered in Centrum
Familijne, all services will be supplied to the customers as well, so
that the offer is as wide as in other existing shopping centres.
Centrum Familijne is situated on Al. Jerozolimskie, in between the
future A23 highway & the modernised Nowa Lazurowa Street. This
location provides convenient access both from the city centre of Warsaw
and from the western suburbs (Piastów, Pruszków, etc), but also from
Bemowo thorough Ryżowa Street and Okęcie, as well through Ryżowa
Street. In order to further improve convenient access to the site, IIC
Poland has modernised Al. Jerozolimskie to allow nine lines with a
traffic lit junction to easily enter and exit from Centrum Familijne.
Such location provides excellent visibility both from Al. Jerozolimskie and Ryżowa Street.
Within recent years, the Skorosze district has become a much desired
residential location. Various developers have developed, or shortly
will, 10,000 apartments in total. Therefore the centre is surrounded by
high density residential area, which provides a significant number of
centre’s customers.
