Aster, a leading cable TV and internet provider in Poland will relocate
their headquarters to Tulipan House at the end of 2008 and will occupy
4,100 sqm on the top floor of the A-class office building.
Robert Kołodziej, Vice President of Aster said: “We have chosen Tulipan
House as this was in our opinion the best „value for money” offer on
the market. We are going to consolidate our offices in one, original
and interestingly designed project. Furthermore this will allow us to
increase the effectiveness of the office space and at the same time
will improve our internal communication.”
Tulipan House is the first office project of Segro in Poland although
the Group has a long track record in developing offices for in the UK,
USA, France, Belgium and Germany. The construction works started at the
beginning this year and with the Aster deal the building is 25%
pre-leased. Simon Hollins at Segro commenting on the transaction added:
“To have secured such a high profile Tenant provides a wonderful start
to the marketing of this project and justifies our fifth in the product
and in this market.”
During the negotiations Segro was advised by Jones Lang LaSalle and Aster by Colliers International.
Bartosz Mierzwiak, Associate Director at Jones Lang LaSalle said:
“Despite highly competitive environment, Tulipan House secured first
major pre-let transaction 10 months prior to completion date. With few
more tenants entering final stage of negotiations we feel quite
confident most of the building shall be let before receiving occupancy
permit.”

Robert Karniewski, associate director at Colliers International, added:
“Aster’s move is another example of a trend that can be observed now in
Mokotów. Pre-lease agreements are always more beneficial, particularly
for the first tenants in the building.”
Tulipan House will provide 17,800 sqm of high quality office space and
will be delivered in April 2008. The building is located at Domaniewska
Street in Mokotów - the most rapidly growing business district of
Warsaw. Highlights of the design include an attractive sandstone façade
and an impressive 14-meter high atrium that will provide excellent
natural light to the four storey scheme. A flexible and efficient
floor-plate layout (column free) combined with modern technical
specification and large underground car park, provide for maximum
comfort of the future occupiers.
