The co-exclusive real estate advisors Jones Lang LaSalle and Cushman
& Wakefield represented the owner during the negotiations.
The lease agreements has been signed with Gleiss Lutz, one of the
leading international law firms from Germany, Discovery Polska Sp z
o.o., a division of the number-one non fiction media company Discovery
Communication, DTZ, a global real estate advisor and Vattenfall, the
largest generator of heat and the fourth biggest producer of
electricity in Europe, who have leased in total over 4500 sq m of
office area. The companies will be located in Lumen building B (from
Złota/Emilii Plater Street side).
In addition, ING Real Estate will relocate to Lumen as well. The head
office of 770 sq m will have an excellent view on Warsaw’s skyline from
the top 11th floor.
Marcel Kooij, the president of Złote Tarasy Sp. z o.o., commenting on
the transactions, said: “We are proud to have signed the first lease
agreements with such significant and renowned companies, who chose our
project as the location for their businesses. The high quality and
uniqueness of Lumen will coincide with the profile and class of those
tenants. Furthermore, thanks to its location in the very heart of
Warsaw, Lumen is definitely becoming one of the premier Warsaw office
locations, which will further underline the prestigious and unique
character of the building and its occupiers.”
"We have searched quite long for a new office location in the very
center of Warsaw, which would meet all our needs resulting from the
company growth and reorganisation in Poland. Moving offices coincides
with full energy market liberalization, and we are pleased that we will
start a new chapter in Vattenfall operations in Poland in the Lumen
office building." - said Łukasz Zimnoch, spokesman of Vattenfall
Poland.
Alan Colquhoun, country Managing Director of DTZ comments: “Now that
Złote Tarasy has created a new heart of Warsaw, underpinning the city’s
vibrant central business district, DTZ very much needs to be there. The
specification and floor-plates at Lumen work very well for us indeed”.

“We observe extensive tenant's activity in the downtown of Warsaw.
Therefore, as we have been involved in this upmarket project from the
very initial stage of the development, it is very exiting to see how
quickly it fills in with prestigious tenants. The Lumen’s unique
character, exceptional location and top-of-the-line offices, are
definitely designed for most demanding tenants looking for the best
product on the market.” – says Anna Oleśniewicz, Senior Negotiator at
Jones Lang LaSalle.
Richard Aboo, Partner and Head of Office Department at Cushman &
Wakefield, comments: “There is high demand for office space in Warsaw
as many companies are expanding or consolidating their business space
requirements. As a result, there is a low vacancy rate in the CBD at
2.27% and a shortage of large floor areas and top quality
specifications. A new wave of supply in the city centre is expected in
two years. Therefore the timing of Lumen’s delivery on the market is
perfect - meeting with significant interest from prominent businesses.”
Lumen, the office component of Złote Tarasy mixed-use project in
Warsaw, offers over 23,500 sq m of “A+” class office accommodation on
eight floors with optimum day-light exposure of the workplace, in the
Central Business District of Warsaw. It is divided into two buildings,
A (on the west side) and B (on the east side) that are connected by
glazed walkways. On the second floor Lumen Offices are directly
connected with Złote Tarasy shopping and leisure centre. The building
has a valid occupation permit and first tenants will move in Q3 2007. |
